The property comprises a large building over three storeys and with an art deco style front façade. We understand the property was built in the 1930s and opened as The Gaumont Cinema in 1938, but closed in the mid 1960s. We understand it has since been used as a bingo hall, snooker club, roller skating rink and, most recently, as a furniture store. We understand the building has been vacant since 2020 and has fallen into a poor internal condition and requires renovation before it can be occupied again.
The property has brick and rendered elevations to the front, with wide opening entrance doors to the ground floor and glazed windows at the first floor level. This section of the building has a flat roof, which we have not been able to access. The rear section of the building is of brick construction, with blocked up windows and under a pitched, asbestos tiled roof. There is an enclosed parking area to the rear, which is currently overgrown and appears rough surfaced under the overgrowth.
Internally, the property is laid out close to its original cinema style, with a lobby area to front, with stairs leading off both sides and with doors into the main ‘auditorium’. This section has lowered ceilings to the first part of the room from the lobby, with the balcony overhead and then opens up into a full height auditorium with painted brick walls and carpeted floors.
At first floor level there is a further lobby area, with timber framed windows to the front, painted walls and a carpeted floor. To the main auditorium room, there is a ‘circle’, which seems to be cordoned off and a balcony. There are a number of other smaller rooms off the sides of the lobbies to both floors and there is a single storey garage to the side of the property.
The property is considered to have development potential subject to obtaining the necessary consents and interested parties should rely on their own enquiries with the Local Planning Office.
The property is located on Park Road East and directly adjacent to Birkenhead Park. Birkenhead town centre shopping centre is around 0.5 miles to the south and public transport via local bus routes and rail links can all be easily accessed.
Freehold.
We were unable to measure the property at the time of our inspection as the building was not considered safe enough to access all parts. However, we have had sight of a former valuation report, which suggest the property extends to 1,523.50sqm (16,399sqft).
Enclosed rear car park.
There is a telecoms mast on the roof in situ under the terms of a lease for 50 years from 28 June 2022 at a peppercorn rent. There are tenant and landlord break options and please see copy lease in the Legal Pack.
Energy Asset Rating is TBC.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
