Description

The property is an end-terrace house that has been converted, and extended to the rear, to provide three self-contained flats. Each flat has separate access, with access to the ground floor flat via the original front door to the property and access to the first and second floor flats is via a communal entrance to the front of the property and stairwell. In addition there is single storey detached building at the rear of the garden, which has an open plan room and bathroom/wc to the corner.

*NB. It should be noted that the above configuration exists because of a breach of planning control.

The property is subject to a couple of Enforcement Notices. One was in relation to the single storey "garden room" that was used as a dwelling. As it is now vacant we understand that this breach has now ceased and in addition there is outstanding an Enforcement Notice which the property will be sold subject to. The details are Reference COM/2010/00389 and it is dated 24th October 2012 that relates to the first floor. The notice from 2012 requires:

1) Cease the use of the first floor flat as self-contained residential units and remove all kitchen facilities in the top floor level flat.
2) Remove the rear roof extension and the part single/part two storey rear extension.
3) Remove the railings, which have been installed to facilitate the creation of a balcony over the single storey element of the part single/part two storey rear extension.
4) Remove the raised walls around the roof of the first floor extension, which facilitates the creation of a balcony on the flat roof of the on the flat roof of the two storey element.
5) Remove the 0.40 metres high concrete platform from the rear garden and restore to its original condition.
6) Remove the 2.80 metres high partition wall, which divides the rear garden.
7) Remove all resultant debris.

Location

Waldegrave Road can be accessed from the North Circular (A406), near to North Ealing Underground Station on the Piccadilly Line. The centre of Ealing lies approximately 0.5 mile to the west and the London city centre is approximately 6 miles to the east. The road provides a mixture of houses and flats, and the location contains a mixture of private rented accommodation and owner occupied dwellings.
